Adoption
procedures
It is usually the
aim of every developer and ultimately every homeowner to have roads and sewers
within public areas adopted by the local authority. Under the adoption process the local authority assumes
responsibility for the upkeep of the roadway, footpaths and the underground
drainage system. If roads and drains
are not adopted or have not been constructed to adoptable standards there is,
potentially, a huge cost liability on homeowners who remain responsible for
maintenance and repair.
We are familiar
with local authority adoption procedures but early liaison with the local
authority is essential.
Our aim is to
provide an efficient professional service at competitive prices. The basis of our fees will always be agreed
before any costs are incurred and we will identify exactly what is included in
our package of services. We are
prepared to invoice on a ‘lump sum’ fee basis, a percentage fee basis or at
hourly charge rates. There are no
hidden surprises. Travelling and
general disbursement costs are usually included.
